Understanding SDA Categories: Which One Is Right for You?

Specialist Disability Accommodation (SDA) is a type of housing funded by the National Disability Insurance Scheme (NDIS) for a small number of participants who have extreme functional impairment or very high support needs. SDA refers only to the home itself, not the care or support services provided inside it. These homes are specially designed with features that improve safety, accessibility, and independence, and make it easier for supports to be delivered effectively, increasing the ‘choice and control’ of the participants. If SDA support is included in your NDIS plan, one important decision is choosing the right SDA design category. Each category reflects a different level of design features based on how much physical access, safety, or specialist support a person needs.
There are four design categories under the SDA support. The Improved Liveability category is designed for people who may not need full wheelchair access but benefit from a home that is easier to move around and easier to understand. These homes usually have fewer steps, clearer layouts, good lighting, and design features that support people with sensory, intellectual, or cognitive disabilities. If you value a calm, easy-to-navigate space that reduces confusion or fatigue, this category may be the right fit.
The Robust category focuses on strength, safety, and durability. These homes are built using tougher materials and finishes to reduce damage and ongoing maintenance. They are often suitable for people who may experience behaviours of concern or need an environment that minimises risk to themselves and others. The Fully Accessible category is designed for people with significant physical disabilities who use wheelchairs or other mobility equipment. These homes include step-free access throughout, wider doorways, larger bathrooms, and generous circulation space so that daily activities like showering, cooking, and moving around the home can be done more independently. If physical access is your main priority, this category offers a high level of freedom within the home. The High Physical Support category provides the highest level of design features and is intended for people who require very high levels of physical assistance. These homes may include ceiling hoists, reinforced structures, advanced assistive technology, backup power supply, and space for support staff or equipment. This category is often chosen when a person’s support needs are complex or expected to change over time.
Choosing the right SDA design category is about finding a home that truly fits your life, your support needs, and your future goals. The right design should make everyday living easier, help your supports work smoothly together, and most importantly, keep you safe and comfortable.
